1. Observe and protect
Note when you first noticed it, hold off on repairs until it's assessed if that's safe, and jot down anything relevant that's happened before.
2. Evaluate the house and site
A sound scope covers where water is getting in, standing moisture at grade, clearance for termite inspection, how the liner is sealed and attached, air sealing at the rim, dehumidification equipment sizing, and the condition of the framing underneath.
3. Define a written scope
Nail down prep work, protection for the rest of the house, exact materials, access needs, permits, testing, cleanup, finish restoration, exclusions, and how changes get priced.
4. Compare providers
Check credentials, then read each proposal for its reasoning and boundaries -- the bottom-line number is the least useful comparison point.
5. Inspect closeout
Before calling it done, confirm testing results, cleanup, paperwork, warranty terms, and any upkeep that's now on you.
